At Dogtown Realty, we make leasing simple, seamless, and stress-free. From pricing and listing to screening and move-in day, we handle the details so you can focus on the big picture.

Property Evaluation & Listing
We begin with a comprehensive market analysis (CMA), combining detailed data with our local insight to determine the best pricing and positioning for your property. Once the evaluation is complete, we prepare a polished public listing and syndicate it through the Multiple Listing Service (MLS).

Your property is automatically pushed to major platforms like Zillow, Trulia, Redfin, and Realtor.com, ensuring maximum visibility to prospective tenants.

Applicant Screening
Once a prospect applies, we use the CAR application form and conduct a certified tenant screening through a trusted third-party service.

The report includes:

  • Credit score (FICO)

  • Public records, including eviction history

  • Employment and income verification

  • Rental history and other background checks
     

Screening results are typically available within one business day, keeping the process efficient without compromising quality.

Lease Preparation & Signing
We manage all aspects of the leasing phase, including providing and preparing all necessary CAR-approved forms and disclosures.

If a landlord prefers to use their own forms, we can accommodate them — as long as we include all required disclosures and clarify that we cannot advise on non-CAR forms.

Move-In Coordination & Funds Collection
After a landlord approves a tenant, we handle the entire move-in process:
 

  1. Collecting move-in funds — first month’s rent plus one month’s security deposit, regardless of the lease start date.

  2. Prorating the following month’s rent if the move-in begins mid-month, ensuring tenants are aligned with a first-of-the-month billing cycle going forward.

  3. Coordinating move-in day to create a smooth, positive experience for both landlord and tenant.
     

Commission & Payment Process
Our commission model mirrors a traditional home sale. Move-in funds are divided and distributed in a single step at execution, so landlords receive their portion seamlessly while our commission is handled automatically within the process.

Whether you want us to handle everything or prefer to stay involved, we adapt our services to fit your style. For hands-off landlords, we provide all the necessary forms and documentation to make the process effortless. For those who want more control, we’ll work with your preferred materials while ensuring all required disclosures are included.
