Why this report exists
Venice doesn’t behave like a single market.
Median prices alone hide what’s actually happening. In some neighborhoods, buyers paid premiums and listings moved quickly. In others, price cuts and longer days on market told a very different story.
This report is built to show those differences clearly, using transaction level data, mapped and analyzed monthly.
Bird's Eye View
Overall, Venice prices are rising, demand is healthy, and activity is modest. Leasing has decreased, as well as price per sqft.

Prices
While condos are decreasing in price, and multi families are shifted by outliers, single family homes in Venice remain stable.
